Homes continue to be bought and sold in the lead up to Christmas and right through-out the entire holiday season, just in reduced numbers.

For motivated Sellers that fully embrace and celebrate Christmas here are a few tips for presenting your home to buyers at this time of year:

  1. Avoid playing Christmas carols as background music during viewings by potential Buyers. Aside from the fact that not all Christmas carols are created equal, they are not enjoyed universally by the public.
  2. Minimize traditional holiday fragrances. House odours are one of the top deterrents to selling your home. Many buyers find that homes where the Seller employs a liberal use of air freshener to be a turn off. Limit use of potpourris, scented candles and anything pine-scented.
  3. “Anything worth doing is worth over-doing”….as the saying goes. Practice restraint with Christmas decorations. An excessive number of interior decorations will make the home feel cluttered and to be a smaller living space. An excessive number of lights and decorations on the exterior masks the entire façade of the home.
  4. Consumer lighting trends for Christmas lighting are all based around LED lights. However, the older and hotter incandescent bulbs are still used and preferred by many people. If that is you, be careful not to place strings of lights in areas which are accessible and tempting to small hands.
  5. During the holidays kids are home from school and most enjoy some time off to spend with friends and family. That being said, it is still advisable not to be home when buyers are viewing the property.
